Older condominium developments adjacent transit locations are often overlooked. Derelict units, poor amenities and facilities deter new home buyers who often prefer new build units with lower upfront costs. However, these units have a potential for sustainability and livability that rival or best newer developments.
Older units like Desa Kiara are built on beams and columns with brick wall infills. This means that these units have high reconfigurability for modern use as opposed to modular stacked buildings. How can an apartment in Desa Kiara be redesigned to adapt to a modern family unit?
We took a corner unit in Desa Kiara and opened up the interior spaces to maximize lighting, through-ventilation and increase flexibility of space.
We opened up a kitchen and the middle room to form a large continuous space. A double pocket door allows the existing middle room to be closed off to become a guest chalet, which is now used as a children's room for the clients.
Lacquered plywood panels were used for its durability and cost for millwork and as ceiling panels. These plywood panels close up new wiring and piping for the unit. The panels lower the ceiling at the corridor areas zoning the space.
The two existing balconies were preserved to create a rectangular dining and living space. Multiple openings facing east bring natural light and ventilation into the main living areas.
Upgrading existing condominium stock can transform older condominium units into livable spaces for modern families. Sustainability-wise, these units reduce carbon footprint negating the need to build from scratch.
